An affordable housing apartment project consisting of 200 units. It is one of the final developments to be completed under a historic Master Development Plan.
Southtown Engineering’s responsibilities included land subdivision, site development permitting, and engineering design.
The site presented numerous challenges as it was located at the tail end of a watershed and near the floodplain. As the project's civil engineering consultant, I devised an innovative approach for stormwater conveyance, which involved making channel improvements. This allowed us to eliminate the need for an onsite detention basin and enabled us to fully develop the property while achieving the desired density.
Furthermore, there was an 8" public sewer main that ran through the center of the site. This required collaboration with the San Antonio River Authority to relocate the sewer main and obtain new easements outside the building’s envelope.
